Summer 2026 - Keeping up with Team AVDB
It’s been a busy summer for Team AVDB & Associates!
Between helping our clients buy and sell homes across Winnipeg, celebrating some pretty special personal milestones, getting involved in our community and exploring more of the local places we love, Summer 2026 has been full in the very best way.
Here’s a little peek at what we’ve been up to lately, plus an update on what we’re seeing in the Winnipeg real estate market.
💍 Erika Got Married!
We have to start with one of the happiest moments of our summer!
On a perfect Saturday in June, Erika married the love of her life surrounded by their closest friends and family at Buffalo Crossing at FortWhyte Alive. And, of course, they had the cutest little ring bearer, Theo. 🥹
It was such a beautiful day filled with cheers, dancing, happy tears and some pretty epic Manitoba prairie views.
We couldn’t be happier for the newlyweds and their little family as they begin this next chapter together. 🤍
💚 Supporting Habitat for Humanity Manitoba
Community has always been important to our Winnipeg real estate team, and this summer gave us another opportunity to learn more about the work happening to support affordable homeownership in our city.
In July, we visited a Habitat for Humanity Manitoba renovation project on Elizabeth Road alongside the Manitoba REALTORS® Shelter Foundation.
It was incredible to see firsthand how Habitat’s Affordable Homeownership through Renovation program is giving existing homes new life while creating more opportunities for local families to achieve affordable homeownership.
And our involvement isn’t stopping with the tour! At the end of August, we’ll be rolling up our sleeves and heading back to help lay sod and put some finishing touches on the property. 💚
🚲 Aly Rides for Cycle of Hope
Aly is getting ready to hop back on her bike for another big ride in support of Habitat for Humanity!
The Cycle of Hope brings riders together to raise funds and awareness for Habitat’s work helping local families build strength, stability and independence through affordable homeownership.
It’s a cause that means a lot to Aly and to all of us at Team AVDB. We’ll be cheering her on as she tackles the ride and raises funds for an organization doing incredibly important work right here in Manitoba.
🌿 Love Where You Local
If you follow Team AVDB on social media, you may have spotted our Love Where You Local series.
We started it as a fun way to share some of our favourite local businesses, places and people that make Winnipeg and the surrounding communities such great places to call home.
Because being a Winnipeg REALTOR® is about a whole lot more than houses. We get to spend our days exploring neighbourhoods, meeting business owners and helping people find communities that fit the way they actually want to live.
We love learning the stories behind local businesses and introducing you to places you may not have discovered yet.

🏡 What’s Happening in Winnipeg Real Estate?
Of course, we can’t give you a Team AVDB summer update without talking a little real estate!
The Winnipeg real estate market continues to be an interesting one in 2026. Prices remain strong, while increasing inventory is creating a little more choice for buyers.
July 2026 Winnipeg Real Estate Market Update
July brought new average price records for both detached homes and condos across the Winnipeg regional real estate market.
The average detached home sold for $454,264, up 2% from July 2025 and 6% above the five-year average.
Condos reached an average sale price of $290,522, also up 2% year-over-year and 5% above the five-year average.
While Winnipeg home prices remain strong, sales activity cooled compared with last summer. There were 1,475 MLS® sales recorded during July, down 9% from the previous year. At the same time, active listings increased 9% to 4,005 properties.
So far, the 2026 Winnipeg housing market has been telling a fairly consistent story: fewer sales, more selection for buyers and home values continuing to hold strong.
Year-to-date, average detached home prices are up 3% compared with 2025, while condo prices are also up 3%.
What Does This Mean for Winnipeg Buyers and Sellers?
For buyers, additional inventory can mean more selection and a little more breathing room when looking for the right home. That doesn’t mean every property will sit around waiting, though. Great homes in desirable Winnipeg neighbourhoods can still attract plenty of attention.
For sellers, strong average prices are encouraging, but having more homes on the market means buyers have choices. Pricing, presentation and a thoughtful marketing strategy become even more important when you’re competing for their attention.
Every home, neighbourhood and price range behaves a little differently, so broad market statistics are only one part of the picture.
🌊 Manitoba Lake Country Real Estate Update
Thinking about trading city streets for weekends at the lake?
Manitoba’s recreational real estate market is another interesting one to watch in 2026, and the numbers show just how much location matters when buying or selling a lake property.
During the first half of 2026, Lac du Bonnet and the Winnipeg River areas saw sales increase compared with both the previous year and their five-year averages.
Meanwhile, sales activity around the east and west sides of Lake Winnipeg and the east side of Lake Manitoba was softer.
Prices paint a more positive picture. Average sale prices increased year-over-year in Lake Manitoba East, Lake Winnipeg West and the Winnipeg River, and all five Lake Country areas are now above their respective five-year average prices.
Buying a cabin, cottage or year-round lake home also comes with considerations you don't always encounter when purchasing Winnipeg real estate. Seasonal access, septic systems, local regulations and weather are just a few of the details worth investigating before making a move.
